Castlebrook Properties LLC offers rental management services for single family homes, townhomes, and condominiums. Management service fees are only assessed when the residence is occupied. The management of your rental is 5% of the rental income and includes the following.
Marketing the rental: Advertis3 your property for rent and evaluating market rates for the area.
Lease Administration: Prepare lease agreements, enforcing lease terms, handling lease renewals, managing lease terminations services in compliance with local rental laws and regulations and exit walkthroughs.
Tenant Screening and Selection: Screen prospective tenants, conducting background checks, verifying references, and selecting suitable applicants.
Rent Collection: Manage rental payments, invoicing tenants, and ensuring rent is collected on time.
Resident Relations: Act as a point of contact for residents, addressing their concerns, complaints, and requests. Act as liaison between tenant/owner and community HOA if there is one.
Property Maintenance: Perform monthly inspections of the exterior of the home. A/C filter replacement (frequency is based on filter type) which includes adding a small amount of vinegar/bleach to the overflow drain.
Castlebrook Properties LLC also offers handyman services and maintenance of your property’s physical infrastructure. This type of work is first discussed with the owner, and will be shown as a separate service charge. Castlebrook Properties LLC has property liability insurance in the event damages occur during the repair process.
Emergency Response and Maintenance: Castlebrook Properties LLC is available for contact 24/7 for emergencies such as coordinating repairs and ensuring timely responses to maintenance issues. Examples include busted/leaking water pipes and clogged toilets & sinks. If we do not have the appropriate resources or necessary licenses to address the issue, we will communicate with the tenant and owner to explain options and decide which service provider(s) are necessary to address the issue or concern.
